Totum
Our principals, Giulio Zavolta and Danny Kaye, have over 40 years of combined experience with numerous commercial, institutional, and residential construction for both ground-up and tenant improvements, as general contractor, designer, and construction/project managers. Having worked closely together on the award winning Retail Development Farmers Market Expansion at 3rd and Fairfax, between 1999 and 2002, in 2005, Totum was created a firm that allows owners an integrated approach to design, construction and sustainability. Our principals, from planning and design to construction management, work closely with clients to holistically manage their projects. Totum also retains or help owners procure specialist contractors as needed and/or partner with other firms to provide supplemental help for larger and/or specialty projects. From inception to conception, Totum can be part of the team. From planning, entitlements, EIR, site diligence facility assessment, through conceptual estimating, design, plan check, and construction, Totum can provide and advise on the necessary services to move the team and project along cost effectively and sustainably. Both principals have been recognized for their respective expertise and pride themselves on the value added nature of the ‘totum’ way. Totum means whole in latin and the firm has been named as such because of its holistic approach.
Pat Lappin

Patrick Lappin has been working in construction for over 40 years. He started his career working with general contractors in the United Kingdom and Middle East. Pat has a degree in civil engineering. He brings extensive local knowledge to Owners having worked the last 30 years in the greater Los Angeles area. During his career, he has been responsible for a great variety of projects, including building core and shell, tenant interiors and civil engineering construction. A few key local projects where he served in a project management role include the Disney Concert Hall, the Getty museum and the renovation of the Hollywood Bowl.
Pat recently served as the Totum program manager for the Beverly Hills USD schools modernization bond program and prior to that he served in an operations role for Parsons Corporation where he was the program executive for numerous projects and programs including: the Santa Monica-Malibu Unified School District’s modernization bond program; the City of Long Beach Public Safety Building upgrades and the Port of Long Beach's new maintenance facilities. Danny Kaye
Danny Kaye, principal, has over 20 years of experience initially as a contractor and then with a national construction / project management firm before founding Totum, as a construction project manager, estimator, and scheduler working with commercial, institutional, office and retail for shell and core, interior/exterior infrastructure, and tenant improvements. With extensive experience in the Los Angeles and Long Beach area and as a graduate in Construction Management (Quantity Surveying), a certified construction manager,CCM, chartered quantity surveyor, FRICS, and project management professional, PMP, and is LEED Accredited. Danny has been involved in all aspects on a variety of projects ranging up to $250,000,000, and has been recognized by the CMAA for several projects. Giulio Zavolta
Giulio Zavolta has over 20 years of experience in the design and management of notable projects in Canada and the USA. Beginning his career as an architectural assistant, Giulio has proceeded to complete 3 degrees in architecture, was a lead team member on a number of institutional projects that range from small community centers to large educational complexes, and master plans with difficult programmatic constraints. He has been involved in a number of competition and award winning designs and brings to each project a high level of managed design and visualization. Giulio's residential experience spans from single-family homes to multi-family complexes, from rentals to condominiums, from remodels and rehabilitations to new ground-up construction. Giulio has worked at notable architecture firms like Shore Tilbe Irwin Architects & Engineers in Toronto, Koning Eizenberg Architecture in Santa Monica, and was an Adjunct Professor at Woodbury University. Currently, he leads, planning, entitlements and design efforts at Totum and totuma350 as well as leading construction efforts to a custom home. See his experience here. Kevin Southerland
Kevin Southerland is a licensed architect with over 20 years of diverse experience in the design, management, production and construction of residential, institutional and commercial projects. He received his BA in architecture from U.C. Berkeley and, after a year at London's Architectural Association, went on to receive his Master's degree from the Southern California Institute of Architecture (SCI-Arc). He spent two years working at Frank O. Gehry and Associates and subsequently worked for several other prominent Los Angeles firms including Neil M. Denari Architects, Gensler, Ted Tanaka Architects, as a senior designer at Lorcan O'Herlihy Architects and as principal of his own firm since 2005. He has worked on a variety of projects ranging from the Disney Concert Hall to post production facilities for 20th Century Fox, restaurants for the Hillstone Group (Houston's) and offices for Revolution Studios as well as extensive residential and multifamily housing experience. As one the first 100 LEED Accredited professionals in California and a life-long surfer, Kevin is a committed environmentalist with a passionate belief in the concept of "do no unnecessary harm".
