Whether a school district, a sustainable village, or religious or nature sanctuary, large ideas and visions require structure that manages the eventual and constant progress. Our multi-disciplinary team proactively manages through many tools, some industry standards, others developed by Totum for the ‘totum’ way, the many ongoing processes, business decisions, and strategies that enable effective communication, innovation, and organizational successes that make visions realities… on schedule, on budget, and hopefully in a way that enhances the quality of life.
Design & Program
Whether it's just a trade or two, or many we have helped clients on a "multi-prime" basis and completed projects for them as "owner builder" with totum acting as "multi-prime" crew. This has saved time, money, and allowed our clients great flexibilty.
Our multi-disciplinary nature, proven ‘client partner’ approach, and our strong belief in design’s humanistic qualities to solve problems and uplift, provides us the tools to make visions reality. Our strength in programming & visioning is backed by our experience in entitlements, planning, design, & construction. Sustainable design is essentially good design. Our goal is to deliver a product to clients that is financially viable, technically sound, that meet aesthetic and programmatic needs while being in harmony with our planet.
From "inception" through completion, we can help put together the right team, manage all contracts, schedules, master budget and city approvals, procurement through bid / construction and completion. All typical PM/CM duties are observed... and a few special processes we have added to the "norm" that makes us "totum" ...

Our principals, Giulio Zavolta and Danny Kaye, have over 40 years of combined experience with numerous commercial, institutional, and residential construction for both ground-up and tenant improvements, as general contractor, designer, and construction/project managers. Having worked closely together on the award winning Retail Development Farmers Market Expansion at 3rd and Fairfax, between 1999 and 2002, in 2005, Totum was created a firm that allows owners an integrated approach to design, construction and sustainability. Our principals, from planning and design to construction management, work closely with clients to holistically manage their projects. Totum also retains or help owners procure specialist contractors as needed and/or partner with other firms to provide supplemental help for larger and/or specialty projects. From inception to conception, Totum can be part of the team. From planning, entitlements, EIR, site diligence facility assessment, through conceptual estimating, design, plan check, and construction, Totum can provide and advise on the necessary services to move the team and project along cost effectively and sustainably. Both principals have been recognized for their respective expertise and pride themselves on the value added nature of the ‘totum’ way. Totum means whole in latin and the firm has been named as such because of its holistic approach.
